Delray Beach 2026 High Season Comes To A Close

Mother’s Day marks the end of high season in Delray Beach. So today I’ll share what took place, and what’s in store as our hot and rainy season begins.

*** First up is food. Geronimo’s and Barcelona (picture below) were the big openings this year and both appear to be doing well. Tropical Smokehouse opened in January and is building a customer base fast – if you haven’t been there, do it – delish. Tartelette French Patisserie & Cafe is brand new and across from The Colony Hotel on The Ave.

Segreto Italia on the corner of NE 3rd & 3rd is next to Glimmer with a cool vibe. Beach Club is creating a happy hour vibe folks love. Chubby Cat Sushi is next to El Camino. Dip & Crepe just opened on Atlantic Ave west of the Tennis stadium.

Places planning to open soon in 2026 are: In Sundy Village – Delray Beach Craft Brewing, Maman, Drinking Pig and Double Knot. New names like Brick Tops, ChaTime and Rocksteady Steakhouse are on their way to town, too. 

I’m due for my bi-annual Walk About Town with my wife to count the number of restaurants in downtown Delray Beach. Last December we counted 106. Stay tuned for an update before the end of June. 

*** More Condos and Townhomes. Onix Delray broke ground a couple weeks ago. Located at 318 SE 5th Ave, they’re building contemporary condos with prices starting at $1.6 million.

Fifth Avenue Townhomes at 146 SE 5th Ave is building 5 townhomes at $3 million each. Their construction is nearing completion. If that price sounds incredible, think of the 8 Magnolia townhomes that all sold this year on SE 1st Ave. 

And on the corner of SE 5th Ave and SE 1st St is Casa Avenida—a boutique collection of eight luxury townhomes. $2.95 million gets you in the door.

I’ve had a handful of customers call me recently asking how Delray Beach can sustain these prices. I don’t have an answer that makes sense to everyone, but as I wrote a couple weeks ago, and from a Forbes article:

“Over the past several years, the region has become home to an estimated 20,000 financial‑services firms employing more than 250,000 people, and since 2020, well over 1 trillion dollars in assets under management has relocated to Florida.”

So when you apply some real estates golden rules such as, “follow the money”, “buy in the path of development” and “go where money is treated best”… the massive capital investment and job creation in West Palm Beach plays a vital role for nearby communities like Delray Beach.

*** Delray Beach Wins Again – Delray Beach Municipal Beach Earns Blue Flag Designation for  their 4th Consecutive Year (First city in America to get this, and only one to win four times – grateful for where we live). 

*** The Delray Beach Municipal Golf Course (above) is looking incredible. Golfers like me are excited – but not all residents are. When the new course opens near the end of 2026, prices will be much higher. The days of a $28 or $39 round of golf are toast. I’m not sure what a tee time will cost, but as it’s been 100 years since they built the course, it was time for a major overhaul. The construction will cost about $32 million. Expect 18 holes to cost between $89 – $119 to start. 

Note: West Palm Beach did the same and opened The Park a year ago. It was a $51 million renovation and prices range from $75 – $225 depending on the season. It’s a huge success and upgrade for their community.
