What Two Weeks of Delray Beach Headlines Tell Buyers and Sellers

Delray Beach – Same city, different clocks.

That’s the story underneath everything I tracked in Delray Beach the past two weeks, and it’s worth pulling into one place.

I’ll start with the split that matters most if you’re buying or selling: if in the right locations, single-family homes are moving in 50 to 65 days. Condos and townhomes sit past 170 days in some buildings as buyers weigh HOA fees, train noise and new reserve requirements.

Yet the median Delray Beach sale price still climbed to $545,000, up 4.7% year-over-year. That headline number hides two markets behaving in opposite directions. For context, the median national home price is $446k. 

Shifting gears, City Hall gave the median home price context. Commissioners are weighing a 4.5% property tax rate increase, up to 6.4371 “mills” (millage rate), ahead of the next vote this week. It’s driven by a state ballot measure that could cost the city millions in future revenue.

Recently they denied a 47-unit condo project on North Federal Highway on a 3-1 vote. That’s a reminder the city’s redevelopment plan and a commission’s judgment on any single project remain two different conversations. Both decisions shape what gets built and what it costs to own here.

Demand isn’t the question. Last year, the Downtown Development Authority (DDA) reported 9.3 million visitors and $130 million in downtown spending, with dining and nightlife accounting for nearly half – no surprise there.

That’s the foundation with two major projects now under construction: Alton Delray’s 386 units and NUVO Delray Beach 476 units. Close to 40% of the units are for workforce housing. That housing’s aimed at the teachers, nurses, and hospitality workers who keep this city running. 

Smaller stories round out the picture.

Arts Warehouse reopened after a full renovation. Sun Up Skin is opening a new wellness studio in the historic West Settlers District. TeeBox brought a golf lounge to west Delray Beach. Get yourself ready for the new Delray Beach Muni Golf Course scheduled to open in early January (as a lifelong golfer, it looks amazing). 

None of these mentions will make the evening news, but together they’re the texture of our city that keeps investing in itself while it grows. 

Put it together and the takeaway for you is this: pricing and timing now depend on what you own and where. Single-family sellers still hold real leverage. Condo sellers need to price to the comps, not against them.

And buyers willing to be patient outside the single-family segment have room to negotiate they didn’t have two years ago.
