The Return of the Delray Beach Real Estate SELLERS Market

The moment Delray Beach real estate sellers have been waiting for is here.

Regular readers recall when I called the peak of the buyers market one year ago tomorrow in my essay, “Did The South Florida Real Estate Buyers Market Just Peak?”

Back then housing supply peaked, then began falling.

Since then – 12 months passed – Delray Beach real estate supply has been in a free fall – see chart above. As of today, it’s down 28%. 

But one data set isn’t enough to make a bold market statement. So I collected more data, and expanded my search to see how it faired compared to other Palm Beach County cities. Here are my findings:

The Year over Year Active Listings Per City:

* Delray Beach: down 28%

* Boca Raton: down 34%

* West Palm Beach: down 29%

* Wellington: down 23%

* Lake Worth: down 40%

* Boynton Beach: down 29%

As you can see, buyers have less options today than last summer. 

Then I looked at Delray Beach real estate Months of Supply (MOS) along with those cities. Below is the MOS today compared to 12 months ago:

* Delray Beach: 4.99 v 8.62 – down 42%

* Boca Raton: 4.48 v 7.68 – down 42%

* West Palm Beach: 5.6 v 9.1 – down 38%

* Wellington: 5.6 v 8.74 – down 35%

* Lake Worth: 4.2 v 8.58 – down 51%

* Boynton Beach: 4.66 v 7.38 – down 37%

For context if MOS is above 6, it’s a buyers market. Below 6 is a sellers market. There’s no denying which market it was a year ago, and which it is today. 

I waited patiently to allow data to show up where I can confirm which market we’re in today.

The verdict: it’s a Sellers Market.

Not just for the Delray Beach real estate market, but for most of Palm Beach County. 

Grab a glass of your favorite Italian Sangiovese or a kombucha and let that sink in, dear home sellers. You’ve waited almost two years to claim your stake in our local Delray Beach real estate market. 

Of course, I announce this as demand tapers off as it does each hot summer. The good news for buyers is this information will not hit mainstream media for at least 60 or 90 days – you heard it here first. So you have a short window of opportunity to look at supply while it continues to erode.

I’ll leave you with more Delray Beach real estate data that just hit the wires, over the three months ending in May, Delray Beach real estate prices rose 4.7% year-over-year to a median of $545,000, with 449 homes sold in May alone, up from 369 the year prior.

I began this year with my main theme for Delray Beach real estate in 2026 – sales would rise. As you can see above, sales are up 21.5% over last year this time.

Don’t procrastinate. Take action while demand slows this summer and before the news gets out… and before too many sellers get “the news.”
