The next 105 days are the best days to buy Delray Beach real estate.
Yet every year at this time I say this, and every year my advice goes to deaf ears – or blind eyes.
You see, summer begins next week and all the snowbirds are back up north. They stay away from our heat, bugs, rain and hurricanes. The interesting thing is this is the time we see the most home price drops of the year.
That’s because starting now, Delray Beach real estate demand falls. There are less buyers, less buyer competition. Open houses are ghost towns. The only thing that’s busy are “Broker Opens” that listing agents have every Tuesday to get more agent eyeballs on our inventory.
Sellers get nervous. They try to get one step ahead of the market by lowering their price. Then lowering again.
All this makes fundamental sense.
Delray Beach Real Estate Makes Sense, But…
But what doesn’t make sense, is buyers don’t take advantage of this market anomaly. Most buyers want to find a “deal.” This is the time of year to do just that. Instead they say, “Let’s see how things are when I return in December. I don’t want to come down during the summer.”
I don’t get it. December is when sellers see demand rise, and solidify their pricing.
But June to September are by far the best months of the year to be a Delray Beach real estate buyer. It may be hot, but imagine walking into all of our restaurants when there are no lines, no 90+ minute waits. It’s not all bad.
*** Speaking of deals, the seller of the condo in the lower image below is doing what they can to find a buyer. Last week, we improved the price of their condo for the second time to $659k. That’s a 9% drop from the original price. And, it’s still the same property. Nothing’s changed but the price. It’s what I refer to as prime downtown Delray Beach real estate. *** Last week I published my latest video, “Ask THIS Before Buying in Delray Beach.” I went into detail explaining why asking “How’s The Market?” is perhaps the hardest question to answer. Why? Which market are you eluding to? In Delray Beach real estate, there are a lot of markets: luxury, downtown, homes, condos, 55+, gated communities and so on. So as you can see, giving a general answer is not of value.
Today’s letter, as all are, was meant to be educational. How to get the best deal by buying when hardly no one else is, sharing an actual deal, and a way to ask a more meaningful real estate question that’ll give you a better answer.
