Florida Property Tax Revolution: What It Means for You

Big news out of Tallahassee.

After months of legislative back-and-forth, Florida held a special session the week of June 1 — and on June 2, 2026, Florida’s House and Senate passed HJR 1F, a proposed constitutional amendment that could reduce your Florida property tax bill.

Here’s what you need to know.

The Florida Legislature passed the constitutional amendment titled “Save Our Homes from Excessive Property Taxes” (CS/HJR 1F) on a 75–26 House vote and a 30–9 Senate vote.

The proposal would increase Florida’s homestead exemption for all levies other than school district taxes. This would begin January 1, 2027. The first $150,000 of assessed value would be exempt from taxation for qualifying homestead properties. Beginning January 1, 2028, that exemption would increase to $250,000, with future inflation adjustments beginning in 2029.

For context: today’s homestead exemption shields just the first $50,000 of your home’s assessed value from property taxes. This would be a big change.

Who Benefits from the New Florida Property Tax Bill

This relief is for primary homeowners with a homestead exemption — not second homes, investment properties, or rentals.

Governor DeSantis said his plan would eliminate Florida property tax bills for about 60% of Floridians. At a $250,000 exemption, anyone whose assessed value is at or below that threshold would owe zero in non-school local property taxes.

For South Florida homeowners with higher assessed values, you won’t be zeroed out, but the savings are still meaningful. Every dollar of assessed value now shielded from your county and municipal millage rate is money back in your pocket.

Investors and landlords: The proposal also lowers the current 10% cap on annual assessment increases for non-homestead properties to 5% starting next year. This helps vacation and investment homes, apartments, and commercial properties. That’s a win for anyone holding a rental portfolio.

This isn’t law yet. The amendment must pass with 60% approval from voters before being added to the Florida Constitution. That vote happens November 3, 2026.

The amendment’s ballot summary also references a future legislative schedule for the full elimination of Florida property tax on homestead properties for non-school district levies — so this is framed as step one, not the finish line.

One catch for new arrivals: Residents who establish primary Florida residency on or before December 31, 2026, would be eligible for the expanded Florida property tax exemption when it takes effect. Those who move to the state after that deadline would have to wait four years before qualifying for the full $250,000 exemption.

I’m sure there’ll be a mad rush to Florida as once potential buyers learn about this Florida property tax elimination plan, they’ll hit the urgent “Buy Now button.”
