Living in Delray Beach and Real Estate Offerings

Regular readers know my main Delray Beach and local area real estate theme for 2026 is about rising sales volume.

So far we’re right on track. 

Yesterday I was researching information for my upcoming Monthly Update Video on living in Delray Beach and saw sales for greater Delray Beach are up 4.5% year-to-date. For Delray’s downtown area, sales are up over 6%, and sales in our luxury 33483 zip code market are up a huge 24%.

This made me think about my surging 2026 sales, my past and current customers, and their reason for buying or selling this year.

My most recent customers are first-time buyers who viewed over 15 homes from Boca to Delray. They chose the downtown Delray area due to its lure, beach accessibility, lifestyle and walkability to some of the best food in Florida. Their first home purchase was over $4 million (see above). They’ll be living in Delray Beach in style.

Another customer wanted an income property in the Osceola Park area – it’s one of the hottest neighborhoods in all Delray. As soon as they closed on their purchase, they launched their AirBnB to generate rental income. If you need a place to stay or know of anyone in need of a fabulous weekend getaway in an adorable home, here’s their short-term listing.

One customer wanted a water view condo and found one in the Tropic Isle area. She said lifestyle was paramount. She’s been living in Delray Beach for six months and continues to have goose bumps. And one couple bought a home in the midst of a renovation in a golf course country club – they love their new lifestyle.

A Few Ways You Can Enjoy Living In Delray Beach Right Now

If you’re a future buyer, here are a few listings that are on, or about to come to market. Both are are prime examples of living in Delray Beach and living walking distance to everything.

First is the premier downtown Delray lifestyle condo (see details below) — units are selling with a new sense of urgency in this well-managed building. 

In the next couple weeks I’ll have a home constructed in 2025 ready for the market. It’s about 2,000 ft2 on a 10k sq. ft lot walkable to downtown Delray. Live and enjoy it, while building an ADU (smaller home) in the back for rental, or guests. Talk about a location play!

Then I have a condo in Pineapple Grove hitting the market late next week. It’ll be priced to sell with a new AC, dishwasher, fresh paint and the building just finished a lengthy parking lot improvement. It’s the ultimate location.
