Your Q3 2026 South Florida Luxury Real Estate Update

The South Florida luxury real estate market is having the time of its life.

I first want to showcase the Delray Beach luxury market. For this I focus on the 33483 zip code – everything east of the train tracks. I include homes, townhomes and condos.

Here’s what’s important:

* Month of Supply (MOS) fell from 7.8 months to 5.

* The Sold-to-List Ratio (STL) rose from 90.6% to 95%.

* DOM is up from 51 to 99 days.

As you can see in the graph below, compared to the last time I wrote this update (November 2025) when it was a buyer’s market, today it’s leaning toward seller’s. 

The big news now is MOS and STL. MOS is now 5 months, yet back then it was 7.8. This tightens the market for buyers. So, we need more inventory before winter’s high season returns. If we don’t, our local luxury real estate prices will continue soaring as snowbirds start to return in October.

This, while the STL is favoring sellers. Back then, on average they’d negotiate 10% of their price. Today it’s down to 5%. Delray Beach luxury home owners are bullish.

But there’s more.

Number of sales. This has been my biggest theme all year and it’s playing out well. Year-over-Year, sales are up from 227 in 2025, to 296 this year. That’s a 30% increase over the last year. Strong data.

South Florida Luxury Real Estate Stats

Like I do in each of these reports, it’s time to look at nearby cities to see how other South Florida luxury real estate markets are doing. Below are their MOS & STL:

* 33062 Hillsboro/Pompano: 9, and 95.1%

* 33064 Lighthouse Point: 5.9, and 95.6%

* 33432 Boca Raton: 6.9, and 93.1%

* 33480 Palm Beach: 6.9, and 92%

Clearly STL is the key data-point today. Rising as a group to 94% – that’s up from 90% a year ago. Shows South Florida luxury real estate sellers are negotiating less today.  

The data may show we’re more in a seller’s market, but it’s not all convincing. The increased number and percentage of sales indicates buyers are active. Mortgage rates near 6.8% aren’t slowing buyers down. 

But think about this:

In last Novembers report, a total of 58,318 overall homes were for sale. Today just 49,660. That’s almost a 15% drop in supply. So, sales are rising while inventory is down double digits. 

With the data so mixed, it feels more like a balanced market. Both side are achieving their real estate goals. 

And with a massive amount of capital coming to Florida from New York and New Jersey escaping high taxes and changing politics, supply will be important. If there isn’t enough, prices will strengthen and continue to rise. This is an important data-point to watch. Especially if you own South Florida luxury real estate.

For today, the conclusion is easy: if you’re a buyer, August and September are the slowest months of the year. And this year, we still have ample supply to peruse, but as we saw above, it’s eroding. Keep this in mind. Your window of opportunity is dwindling each day.

As for South Florida luxury real estate sellers, you’re in good shape. If your need to sell is real, the market needs your supply. You could be served well by listing yours now.
