Sit at the Roka Hula bar in downtown Delray Beach on a Friday and you’ll hear the same line from every out-of-towner: “This place must cost a fortune.”
Half true. The fortune, if there is one, comes down to four numbers.
Number One: Insurance Is Finally Catching a Break.
For the first time in 14 years, Delray Beach,Florida homeowners insurance rates are softening. A typical Delray Beach home runs $4k to $10k a year, depending on roof age and how close you are to the water.
Get a wind mitigation inspection. It can knock your premium down by up to 40%, and most people skip it because no one tells them it exists. Last year I installed impact windows on our home and our policy premium dropped 20%
Number Two: Florida Doesn’t Tax Your Paycheck. No state income tax. It’s in Florida’s constitution, so a legislature can’t quietly change that next session.
Buyers moving down from New York or New Jersey, or from California, often leave a combined tax burden close to 10% of income behind on the drive to Delray Beach. That’s real money, and it’s why so many of them end up walking around downtown Delray with a look of quiet disbelief.
One catch: residency is a legal process, not a change-of-address form. Do it right.
Number Three: The Property Tax Clock Is Ticking.
In Delray Beach, the combined city, county, and school millage lands close to 1% of assessed value once a homestead exemption kicks in (A millage rate is the tax rate used by local governments to calculate real estate property taxes). Buy west of the city limits and you skip the city layer altogether.
Now the (potentially) good part: Florida lawmakers approved raising the homestead exemption to $150,000 in 2027 and $250,000 in 2028. It’s not law yet. Voters decide on November 3rd, and it needs 60% approval to pass.
If you establish residency by December 31, you lock in the benefit the day it becomes real.
Number Four: The Line Items Everyone Forgets. Sales tax sits at about 7%, with groceries and medicine excluded. HOA fees swing depending on the building and amenities. And childcare, worth budgeting for early, runs about $13,000 a year per infant, among the highest in the state.
These four numbers do not mean much on their own. Stack them together and they decide whether your budget breathes or drowns.
Remember, every one of these variables shifts block by block in Delray Beach. A condo east of the Intracoastal plays by different rules than a single-family home west of I-95.
