What Nobody is Telling You About the Downtown Delray Real Estate Market

Prices are up, sales are up, and supply is down. That’s the short version of what’s happening in Downtown Delray right now, and there’s more to the story than the national headlines suggest.

Every metric I track for the greater Delray Beach market, the Downtown Delray core, and the beachside luxury segment points in the same direction: this is a healthy market. My theme for 2026 was that sales would rise this year, and the numbers back that up.

The Greater Delray Beach Picture

Start with active listings. Since February, supply has fallen off a cliff, down 25% year-over-year. That kind of drop reshapes everything else.

The median sales price is up 4%, from $375,000 to $390,000. Average prices are up almost 14%, climbing from $734,000 to almost $836,000. If national coverage tells you Florida real estate is flat or soft, that story doesn’t apply here. Downtown Delray and the surrounding market run on their own rules.

Sales are up too, rising 5% year-over-year, from almost 2,200 units to almost 2,300.

Downtown Delray: Supply Is Disappearing

Downtown Delray mirrors the broader trend, only sharper. Active listings have gone from 212 units to 153 since March, a 28% drop in one year. On a year-over-year basis, supply is down 13.3%.

That supply shortage feeds straight into months of supply, the number that separates a buyer’s market from a seller’s market. Above six months of inventory, buyers have the edge. Below six months, sellers do.

Downtown Delray hit peak buyer conditions in March 2025, with 10.8 months of supply. Today, that figure sits at 4.9 months. Downtown Delray has moved from a buyer’s market toward a seller’s market in the span of a year, and fall and winter, the usual high-demand season, are still ahead. If supply keeps shrinking heading into that stretch, prices in Downtown Delray have room to climb further.

The numbers already show it: the median price in Downtown Delray is up almost 12%, and the average price is up almost 17.5%.

Beachside Luxury: A Similar Story, With a Twist

The beachside luxury segment near Downtown Delray tells a related tale. Active listings are down 20% from a year ago. Months of supply peaked at 11.4 in March 2025 and now sits at 4.8.

Days on market had settled into a tighter range for most of the year, then jumped to 170 days last month, meaning some luxury properties near Downtown Delray took about six months to sell.

The median price in this segment rose from $1,082,000 in 2025 to $1,192,000, a 10% increase, while the average price climbed over 18%. Sold units are up 24%, from 252 to 313 year-over-year. That’s a market moving in one direction: up.

The Capital Wave Behind Downtown Delray’s Numbers

South Florida, including Downtown Delray, is in the middle of a capital shift. Money is flowing from the New York area into Miami and Palm Beach, hedge funds included. Barring a major national or global economic disruption, the trend of rising sales and rising prices in Downtown Delray and the surrounding region looks set to continue through the rest of the decade.

What Nobody Is Telling You

National coverage on networks like CNBC and CNN talks about real estate in broad, country-wide terms, but that framing misses what matters for anyone buying or selling in Downtown Delray. Hyperlocal knowledge is the differentiator, and it’s what separates a good decision from a costly guess.

Here’s the number that stands out most: out of 20 condominium communities researched across Downtown Delray, containing 1,370 total condos, only 30 sit on the market for sale today. That’s 2.1% of the total inventory. Heading into the fourth quarter and the high season, that level of scarcity in Downtown Delray points toward continued price growth.
