The Latest Florida AND Downtown Delray Condo Results May Surprise You

Sales, sales and more sales.

According to a couple articles from Florida Realtor Magazine here and here, Florida condo and townhome sales $1 million or more rose 31% from a year earlier.

The luxury condo and townhouse segment continues its strength in 2026. July’s more than 31% YOY increase was the second-lowest annual gain for the $1 million-and-up segment so far this year.

Condo sales between $1.25M and $1.49M rose 33%, while sales from $1.5M to just under $2M increased 37.4%. And sales between $2M and $2.99M climbed 39.4%.

The $500k to $1M condo and townhouse segment also had a strong month, with sales up 24% from a year ago.

All this brings me to my quarterly “Definitive Guide to Downtown Delray Condos.” (As this data may be shocking to you, I published my Q4 Report a month earlier than planned. I want you to be informed in advance of our coming winter’s selling season).

Your Q4 Definitive Downtown Delray Condo Guide

The Guide above includes data on 20 condo communities in the downtown Delray area where sales activity occurred. You will notice some communities are not included. If so, their data wasn’t significant to add value to the report.

Of importance to me, this report shows 1,370 condo units in the downtown Delray area. 92 units sold in the last 12 months representing a 6.7% turnover rate. For industry standards, between 5% – 8% is considered “normal.”

But here’s the leading indicator to focus on moving forward. Only 30 units, or 2.1% of the 1,370 condos are for sale in today’s downtown Delray real estate market. High season is approaching which makes that a low number.

I could be wrong, yet as Florida condo sales are rising, and the number of units available in downtown Delray is low, one would think prices may only go up from here. It’s a classic case of supply vs demand. 

With Florida condo sales surging, it’s just a matter of time until prices to rise too. Now may be the Florida condo market’s inflection point.

After 5 years of condo hardships throughout Florida, the condo market is getting “less bad.” And that’s when things may turn around.

So if you’ve been waiting for a good time to get a condo, data from today’s essay is filtering into newsrooms state-wide. You have a short window of opportunity to beat the market before price trends change and start to rise.
