A Microscopic look into Downtown Delray Beach Real Estate

Today I look deep into downtown Delray Beach real estate and share important ideas.

But first, let me set the table. On April 30, 2025, South Florida supply peaked at 63,926 units for sale, the pinnacle of our most recent Buyers Market. Today, there are 49,315 units for sale. That’s a 22.8% drop in 15 months.

At the same time, national supply is up almost 1% to 1,483,839 units. 

Goes to show you how listening to national real estate news is irrelevant if moving to, or selling, downtown Delray Beach. 

As for downtown Delray, the image below shows where I define downtown Delray Beach. It also shows what’s available in green, and what’s sold in blue. Blue is predominant.

Regular readers know my local real estate theme this year is the rising number of sales in this area. 

Year-to-date we’ve had 171 sales. For the same period in 2025 there were 123 sales. That’s a 39% jump in sales. At the same time, Active Listings are flat. 

One year ago, the average time it took to sell was 128 days. Today it’s down 28% to 92.5 days. 

Then there’s the Month of Supply. 2025 Year-to-date was 12.8 months. In 2026 it’s 8.6. And last month it was 7.1. Notice a trend?

I could be wrong, but this data says one thing – we have perhaps the most balanced market we’ve seen in years. The days of extremes area over. There’s still plenty of supply to see. And, sellers are making deals happen. 

And this translates into a number you may find hard to believe. 

Year-to-date 2025 median sales price in this downtown Delray market was $1,090,00. For 2026 it’s now $1,225,000. That’s a median price increase of 12.4%. 

I haven’t seen a US city where prices are up this much. According to Redfin, two cities lead the price appreciation game, “San Francisco prices jumped 9.2% year-over-year, while West Palm Beach prices rose by 8.6% year-over-year, fueled by an influx of wealthy out-of-state buyers.

This is bullish news for the downtown Delray real estate market that’s in the middle of a capital tidal wave flowing to this area… and both sides of the transaction are winning.
