The key takeaways from my new report compared to Q3 2025 are these points:
* Average Median Price is down from $1,031,191 to $979,343 – or 5%.
* Median Price per SqFt is down from $706 to $651 – or 7.8%
As a category, Florida condos have been the weakest part of our real estate market. That’s due to the engineering and reserve studies on buildings 3 stories and higher, and 30 years or older. And, the special assessments each HOA charged to unit owners for the amount needed to complete deferred maintenance.
Most of the buildings affected by this are along the beach. A high percentage were built in the 60’s and 70’s.
As for a downtown Delray condo, most of the buildings were built in the early 2000’s and have been affected by the overall trend. But 5% is much less of a drop than what the beachside condos are enduring.

* Savor The Ave takes place Monday, March 23. It’s not a ticketed event. Reservations sell out FAST so don’t wait. To participate, you must make a reservation directly with one of the participating restaurants. Each restaurant offers its own four-course menu, pairings, and pricing for the evening. * Delray Beach Garlic Fest is February 28th – March 1st at Old School Square
* Twilight Concert Series – February 12th, 5 p.m. – 9 p.m. at Old School Square
