Why Delray Beach is About to Have its Busiest High Season Ever

Welcome to South Florida’s High Season. Over the next five months, it’s “game on!”

Now that Thanksgiving is over, snowbird folk flood our Village By The Sea – Delray Beach. From our real estate market to restaurants, roads and city events, this will be one of the busiest Delray winters on record.

A project with the most eyeballs on it is Sundy Village. Construction is complete. My sources say 85% is now leased and tenant buildouts have begun. Don’t expect a full functioning development until late 2026.

The first business opened is Van Leeuwen Ice Cream, located in one of the historic homes on the Swinton Ave side. Anchor tenant, Barcelona Wine Bar is fast at work with their buildout. So is Double Knot – an Asian concept. If you haven’t visited the site, it’s stunning. Carve out time to walk through it.

Other notable Delray Beach projects underway are:

* The New Water Treatment Plant. Our current water treatment plant is 60 years old and doesn’t adhere to water quality requirements that go into affect over the next few years. The new facility is set for complete mid-2028 at a cost of about $280 million. 

* Delray Beach Municipal Golf Course Renovation. The course closed last week and is set to reopen late 2026. Plans are to being it back to original course architect Donal Ross’s quality. Additions include a new practice facility, pro shop and restaurant. Cost for this project is over $28 million.

* The Delray Beach beach is getting a $19 million dune and shoreline strengthening update. The last nourishment project was completed in 2020. As Delray Beach counts on tourism, our beach is of utmost importance. This project should be completed by Spring 2026.

Then there are noteworthy commercial real estate projects to share. If you haven’t been near the train tracks just south of Atlantic Avenue, work began on the two vacant lots along the tracks. These will be apartment buildings that are common in this part of downtown.

In Pineapple Grove at the corner of NE 2nd Ave and NE 2nd Street, the building on the west side of the avenue, recently sold for $28 million. The exterior got a coat of fresh paint. I’ll share updates as they unfold. 

And have you driven by Magnolia Place where they’re almost done building 10 luxury Townhomes? Four have sold, so if you’re looking to place about $3.2 million for a downtown Delray Beach residence, this could be a great option. At just 1.5 blocks south of Atlantic Ave on SE 1st Ave., this is a great location.

What about Grove Estates on Lake Ida Rd? Out of nine luxury homes, there are just five left for sale. Plan on dropping over $4.2 million to become a homeowner.
