So it makes sense to go back to the well, dust off older versions of this blog and rewrite how to sell your house fast, in 2022.

5 Tips To Help You Sell Your House Fast Today

Number One: As this real estate market is gyrating faster than ever, homeowners, and potential sellers, need to stay current with pricing. Sure, your neighbor sold their home 5 months ago at the peak, but today is different. Back then mortgage rates were much lower hovering near 3%. Today rates are near 5.3%. Back then demand was uncontrollable. Today its fallen. Back then there was “no inventory” to show, but it’s up over 95%, so price compression is a real thing. All these things will help or hurt you when figuring out how to sell your house fast.

So listen to your realtor and have an open conversation about the value of your home TODAY.

Number 2: Don’t be lazy. In other words, do the work WITH your agent. Spend the time to understand the current nuances of your local real estate market. Understand what’s selling, how long properties are staying on the market and why. A little bit of work will go a long way.

Number 3: Don’t be in denial. This is a huge psychological mistake to overcome. But overcome it fast. You may have already “lost” 25k, $50k or $200K by waiting. And don’t expect your open house to be swarming with buyers. The market changed, so it’s time to get over it, get current, and get prepared to do business in today’s market.

Number 4.5: Although it’s easy to toss a number out to begin your listing and drop it when buyers don’t show up, refrain from implementing this. Don’t overprice your home leaving you with one option if it doesn’t sell – to drop your price. You will be much better served by pricing your home AT or BELOW market. By doing so, the market will take notice – and so will buyer agents – thus creating a buzz around your listing. This is perhaps the most important takeaway if you want to sell your house fast.

Number 5: Choose an agent who uses Video to promote on Social Media and one who writes professionally. This is a biggie. To sell your house fast in today’s real estate world, video is utmost important. More consumers use YouTube than ever before. And they hear about new ideas on social media platforms. Often you’ll hear about a new “coming soon” listing there before the MLS. Make sure the story of your house is being told correctly. Give as many things you love about your home to your agent so that story can be told via clear and concise writing.
