The Truth About Buying a Delray Beach Home Right Now

One of the best books I’ve read this decade is, “The Obstacle Is The Way.” It’s perfect for anyone who may be stuck in life, or if you’re getting close to buying a home and seeking the best way forward. 

As our local Delray Beach home market is once again catching many participants off-guard, the ideas in this book were just what I needed to create and publish my latest video for home buyers (I’ll make one for sellers later this month).

So today, I’m breaking down my video into a few parts I believe are important and can help you succeed when buying a Delray Beach home. Day in and day out, I see speed bumps and obstacles appear for home buyers that with a slight mindset shift can lead to successful outcomes.

Don’t Rush Your Buying Decision  (yes, as a Realtor, I did write that). It’s no longer 2021-22 with almost no supply. Today’s supply is higher than it was in 2019. The time it takes properties to sell is well above average – for the central Delray Beach 33444 zip code, it was 96 days last month. Time is your friend.

Succeeding When Buying a Delray Beach Home Today

Know The Area You’re Considering With Precision

– This will help you understand what’s over-priced or priced to sell today

– This eliminates procrastination and frustration

– Price reductions are a thing again. Get laser focused on your area

I had one customer last year hone in on price per square foot for a type of home. It took him a couple tries, but eventually bought a Delray Beach home when the market hit his target number. He knew his market with precision.

Look Past the Doom, Gloom and Hype – content that gets the most views, clicks and ad revenue are negative, doom, fear-based etc. Bypass headlines that may sound too good to be true or are so shocking you must click. I’m hearing more folks talk about “The War” and how private credit is starting to squeeze and may come to a halt. Sure these potential things could hurt the Delray Beach home market… but there are always potential things lurking. That’s never stopped everyone.

Have a longer timeline when making decisions – With this mindset, you’ll weather short term market corrections and pull backs. Remember, it can take years for the price of a home to rise, 30%, 50% or 150%. But it can take just a few week for prices to fall. It happens in the stock market, just like it does in real estate.

Do NOT Over stretch your budget – Leave room for expenses. Have emergency cash of 12 months or more (6 months is a blip and in today’s un-affordability world, pad your bank account longer than usual). Just because you’re approved up to $800k or $1.5M doesn’t mean you must pay that amount.
