Florida Neighborhoods – The Ultimate Delray Beach Place To Call Home

The term Florida neighborhoods sounds daunting given how large Florida is. It’d take a lifetime to cover them all. So, over time, I’ll chip away at South Florida neighborhoods that have something unique about them, and that you may love.

To start, here is one in the heart of Delray Beach. Why am I choosing this one? The list is long.

This one is 7 neighborhoods in “one.” There is no name for all seven, so I’ve come up with my own, “North Central District.” In it are the micro neighborhoods of Del-Ida, Dell Park, Plumosa Park, Briarcrest, Seacrest, and Northridge.

The proximity of each is a bike ride, decent walk, skateboard or golf cart away from all the action of downtown Delray Beach. It’s just over one mile long (north to south) and 5 blocks east to west.

Starting at the southern end at Lake Ida Blvd, we begin at the north tip of Pineapple Grove. This is where Del-Ida begins. This area combines mid-century homes with newly built luxury homes and a mix of office buildings. Del-Ida is the center area with it’s own plaque showcasing the history of Florida neighborhoods.

As we move north we enter Dell Park. NE 2nd Avenue is the main artery through North Central District. One the west side you’ll see renovation projects that converted the older homes into more modern marvels. In the area you’ll find homes up to $4 million. This area is transitioning fast. On the east side of 2nd Avenue is a mix of mid-century homes, duplexes, quadplexes, and early state renovations that are increasing the values of properties here. Dell Park appears to be the “hub” of the district as its location is not directly joining the downtown District, yet is still close.

Moving north we run into Plumosa Park. It, too, is about 4 blocks in length and is on the east side of 2nd Avenue. Here you’ll find prices a little lower than the previous Florida neighborhoods mentioned above. From the train tracks on the far east edge are more multi-family dwellings.

Next is Briarcrest. In early 2022 we are seeing more tear-down projects fast becoming an area of newer homes and a general improvement to the area. It also has streets that circle around giving it a quaint feeling, great for families.

Seacrest is next at the north-east tip. AS it’s the furthest away, it has yet to see a significant transition from older to newer development. But it is poised for that in the coming years. Up here it’s a one mile bike ride, or short golf cart tip to downtown. If you’re thinking of a spot to get more for your money today, consider this area. Seacrest will see more money flowing into it the rest of this decade. So, some patience is needed.

Last is Northridge on the north west edge. Again, an area in early-stage transition with a few renovation projects happening today.

One the east edge of North Central District is Federal Highway. This is a main artery with car dealerships, commercial and some retail. And on the north side are elementary school to choose.

All in all, these seven Florida neighborhoods provide a terrific opportunity if you’re seeking a family-friendly place with incredible access to a thriving community and entertainment.

There are thousands of Florida neighborhoods to consider. As Delray Beach is fast becoming a destination for national and international travelers, it is poised for more upside this decade. And this North Central District could be a great spot for you to call home today.
