Downtown Delray Beach Condos under half a million dollars in Delray, walkable to the beach, are now officially a thing of the past. There’s nothing left.
Over a year ago, about September 2020, I began running a Facebook ad promoting condos for a half a million dollars or less and walkable the beach. There was always about 25 on the market at any given time. But last week, a customer wrote me and said, John, the link you sent me is empty. There’s nothing in it.”
Here’s the ad I was running from September 2020, where I say one day it’ll be officially over. I wrote that these condos would soon be a thing of the past…
Now take a look at this. This is the MLS where I did an overlay of condos walkable distance to the beach. As you can see, there’s nothing in it. It is empty.
So what does this mean?
Downtown Delray Beach Condo prices have risen a lot over the last year. If you’re looking for a condo walkable to the beach in Downtown Delray Beach, you’ll need to raise your budget and go up. You’ll find more under one million bucks.
But let me share what else I’ve found.
There’s not a week that goes by when a customer will share their disappointment and ask what else they can do.
So, if your lifetime or retirement goal was to be as close to the beach as you possible could, there are options nearby. Just because downtown Delray Beach may be beyond your budget, perhaps you can consider Boynton Beach or Highland Beach… or what about Pompano Beach?
That’s right, these communities (still) have condos under $500k today. Boynton Beach borders Downtown Delray Beach to the north. It has a growing inventory of condos well within this budget. And the great thing is this community is developing more projects over the next five years. Moreover, their downtown area is getting a massive facelift at this moment. I would encourage you to consider this area for living and investment needs as Boynton’s future looks great!
Pompano Beach is also revitalizing itself and offers value. Beyond that, it offers a high volume of oceanfront condo projects to choose from. Week after week I’m taking folks to Pompano so that they get a full overview of what’s available.
And many of you may think Boca Raton and Highland Beach are over your budget. Well, right now you can find condos under $500k that just may match your criteria. In general, these areas are more expensive than downtown Delray Beach… but with more inventory in these markets, you may be surprised what you find.
