Delray Beach Florida – Why Our UNIQUE Real Estate Will NOT Slow Down

Some town’s just have it all. And Delray Beach Florida is that town. I explain why it’s unique and how this will help sustain its real estate market for years to come below.

Vibrant Downtown. Today Downtown Delray Beach Florida is full of annual activities. The City prides itself for building an ecosystem, a community, a place for everyone.

There are well over a dozen art galleries with fine works of art. There’s the Arts Warehouse, an art incubator for artists, workshops and exhibitions. They are part of Delray’s Art Walk, which takes place the first Friday of every month.

There’s the plethora of Art’s & crafts events throughout the year like St Patty’s Day, 4th of July and Xmas parades… fashion shows and Savor the Ave where Atlantic ave shuts down…

Then there is the celebrity and ATP Tennis tournaments at Delray’s 8k seat stadium.

Bottom line, Delray Beach Florida draws a wide audience to our city. And once folks partake and enjoy what Delray offers, it’s not unusual they spend time looking around for a condo or home…

Beach Accessibility. Delray Beach Florida has one of the most unique beach accesses in all Florida. From I95 you exit, go east, and in 7 minutes you’re at the beach. There’s no neighborhoods to meander through, no maze to conquer. You can also get there from Linton Ave. Exit I95, go east, turn north on A1A and it’s a ÂĽ drive to the South End beach.

And the layout of the beach is what folks love. A1A is not lined with restaurants, high-rise condos or hotels. It’s free from all that chaos you’ll find in larger cities. Our 1.2 mile long beach is part of our neighborhoods.

This uniquely situated beach is a crowd favorite. And the homes & condos that line our beach are eye-catching… they lure you into the Delray vibe.

Tourism & Job. Well, besides what I mentioned above, Delray Beach Florida tourism is growing every year.

New hotels in the last three years: Marriott Courtyard, Aloft, Hampton Inn (2022), The Ray… a complete revamp of the old Marriott to the new Opal Resort on the corner of A1A and Atlantic Ave

Delray Beach Florida has over 40,000 jobs and is growing yearly. 65% of new jobs are created by small businesses. So, it’s entrepreneurial.

Population growth is about 7%, which is a tad above the national average.

All in all, Delray Beach Florida is growing in ways that help its real estate market. As tourism grows, so does the number of people that experience Delray – and that leads to future migration here.

Delray Beach’s Location in Palm Beach County. It’s 30 minutes north of Ft Lauderdale Intl Airport and 20 minutes to Palm Beach Intl Airport.

It’s sister city, Boca Raton, borders it to its south. Other cities south are Deerfield and Pompano Beach – Miami is just an hour south.

To the north is Ocean Ridge, Boynton Beach, Lantana, Lake Worth, then West Palm Beach.

This puts Delray Beach in the heart or center of Palm Beach for accessibility and ease of commute for its work force.

Delray’s Location orientation is a huge feature and benefit for why it’s real estate will continue to grow. Commuters love living here as it’s situated in the heart of Palm Beach County.

Lake Ida. Most of you may have never heard of Lake Ida. Beyond its upscale residential neighborhoods where the starting home in 2022 is about $1M… there is the lake.

Lake Ida is in the middle of Delray. Here you can boat, jet ski, fish, water ski. There’s also a huge dog park for all dog sizes.

Ok, maybe Lake Ida is not a huge draw, but the residential community is stunning and provides opportunities for locals and tourists to enjoy.

Number of Restaurants. Downtown Delray Beach Florida is a foodie haven. At my last count there were approximately 42 restaurants on just Atlantic Ave. Then Pineapple Grove has about 19. On the other side streets where more and more are popping up you can add 16 or more. That’s about 80 restaurants to enjoy. And the number is growing!

Why is this important to Delray’s Unique Real Estate not slowing down? Well, People want options for entertainment. This is where Delray shines!

Affordable Parking. That’s right, compares to cities like Palm Beach, Ft Lauderdale, Miami, Hollywood, Pompano… Delray is cheap. With ample spots on Atlantic side streets where your phone app can handle payment in seconds… you’ll pay reason rates from $2hr to $7hr. Other cities are $10 and above!

Commercial Development. This is a biggie!

In the last few years hotels have been renovated, several have been built from ground-up.

There’s the vibrant entertainment scene with more restaurants, social gathering areas, art galleries, live music venues.

Atlantic Crossing is perhaps the largest development ever in Delray Beach Florida. And, it’ll add job growth and more tourism to our city.

Sundy Village will start construction in 2022 and will take 2-3 years to complete. It’ll bring more businesses, office space, restaurants and be at the heart of Delray Beach Florida.

Along Atlantic Ave between I95 and Swinton Ave will be large anchor tenant developments with grocery, residential and mixed use projects.

Again, this will drive more job growth, tourism and more folks loving what Delray’s future looks like. It’s like a magnet to our real estate market and is exciting for us locals.

There’s Just a BUZZ about Delray Beach. This one about says it all. When people hear the words Delray Beach Florida it creates a smile. An excitement. A sensation like you want to be there. It’s perhaps the hottest spot in all South Florida.

People love our Work, Play, Live mantra – Delray has it all.

Delray Beach Florida is a city that’s time is NOW. Real estate customers want Delray Beach.  It’s “the thing.” Delray real estate values are rising faster than the national average and the city is positioned to win more tourism, jobs and population growth.

I’ve seen this before when I bought in San Clemente Ca. Most folks hadn’t seen its vision and growth story, that’s when I was buying apartments there… shortly after, the city boomed. The same with Dominical Costa Rica. I bought there before it went crazy. Several years later it was found.

Same with Delray Beach Florida in 2022 – it’s finding its stride in the Florida market right now. It has a certain buzz about it and it appears this will last this decade.

Folks moving from, or relocating to Delray Beach Florida all say the same thing when they get here – WOW, we love it. And there are plenty reasons why. All these reasons directly affect why Delray Beach Florida real estate is uniquely situated and will help it grow for years to come.
