The questions I hear most about – timing the market, condos, downtown Delray hot spots – don’t have simple answers.
Today, instead of a formal market report with charts or graphs, I want to share a thoughtful conversation we’d have while sipping an Italian Barolo and risotto dish made with butter, cheese, and aromatic truffles.
Q: “What would you tell someone who’s waiting for the perfect timing?”
For Buyers: I’ve worked with a lot of folks who’ve sat on the sidelines trying to time the market, and they’re often still waiting. Meanwhile, values continue to climb. My ex-business partner in California has been waiting since 2002 saying the market is extended and out of whack. Um…
Believing you can predict or time the housing market usually means you’re leaving money on the table. The right time is often when your lifestyle and finances align – not when the headlines feel comfortable.
For sellers: There isn’t one magical season. It’s more about understanding the rhythm of the market. Summer can mean less competition. Spring tends to bring more foot traffic and energy. Fall attracts buyers who want to make a move before year-end. And winter? What winter?
If your strategy aligns with market cycles, it’s a good time to sell. Ensure your pricing is thoughtful, and your goals are clear.
Q: What’s the benefit of living in downtown Delray?
Lifestyle. Having lived here the last 11 years, there’s no real need to leave. My family and I have access to groceries at Bedners, at least ten gyms, yoga studios… 112 restaurants and growing, the beach and live music.
Today we have two cars as my daughter needs to drive to college. Before that, one car served our needs for ten years. We walk, bike or skateboard everywhere. When you live in downtown Delray Beach, you can reduce your footprint and enjoy a lifestyle with less.
Q: Should I stay away from selling or buying a condo?
Sift through the noise. What’s happened in the last five years is a good thing. Reform stopped HOA’s from kicking the can down the road. Deferred maintenance should always be addressed… and there’s been a lot of progress upgrading bad buildings.
Think transparency. Buyers today have more insight into a building’s financial health and maintenance history than ever before. This makes it a smart time to be engaged and prepared to buy.
If you’re selling, get involved. Obtain your HOA’s current agenda items, reserve studies, and improvement plans. A serious buyer will uncover all of it during their due diligence anyway. Being ahead of the conversation is the stronger disposition.

Q: What does a day in the tropics of downtown Delray look like for you?
A cup of java to start my morning writing. Tending to our garden: we have cherry trees, banana’s, papaya, pineapple… tomatoes, sweet potatoes, onion, chives and a slew of herbs. Walking our dog, Luna, around the neighborhood.
If it’s a Saturday, a visit to the Farmers Market at Old School Square or grab our favorite, quintessential Parisian sandwich at Maison Bouchard. Death By Pizza has a magnet on us each Thursday night. And of course, a regular visit to The Wine Wave where I salivate on their selection of fine worldly wines (Spanish & Italian choices are abundant).
Our life is fulfilled living in downtown Delray Beach. If you see me with my Mr Downtown Delray hat or shirt on… honk.
