The Historic Marina District in Delray Beach is a haven for those seeking a luxurious waterfront lifestyle in a cozy neighborhood.

This charming district is along the Intracoastal Waterway and has undergone a remarkable transformation in recent years, boasting a revitalized marina and a collection of stunning homes.

The recent renovation of the marina brings a fresh vibrancy to the district, creating a modern and inviting space for residents and visitors alike. The marina now features state-of-the-art amenities, including a full-service marina, a waterfront restaurant, and a variety of shops and boutiques on its northern edge.

The real estate in the Historic Marina District is a testament to luxury living. The district is home to a variety of architectural styles, from classic Florida-style homes to contemporary masterpieces. Many of these homes offer breathtaking views of the Intracoastal Waterway, private docks, and resort-style amenities.

Living in the Historic Marina District offers a unique blend of tranquility and excitement. Residents can enjoy the peacefulness of waterfront living while being just minutes away from the vibrant downtown area of Delray Beach, with its world-class dining, shopping, and entertainment options.

Geographically speaking, the Historic Marina District is about 5 blocks wide by 8 blocks long. It’s quaint. But as you leave it to the north you’ll stroll right onto Atlantic Avenue. This is the heart of downtown Delray Beach.

I’d give the Historic Marina District an A+ for walkability score. Today there are three coffee shops nearby. And once you get to Atlantic Avenue, the stunning Atlantic Crossing building is the first thing you’ll see. In there are Hampton Social, Le Colonial, Gabriela’s Modern Italian and soon Hyde Park Prime Steakhouse.

And when Atlantic Crossing complete phase two in about 2027, there will be more retail, restaurants and luxury condos next to Veterans park and the Intracoastal Waterway.

Go west to over 80 restaurants or east over the bridge and to Delray’s mile-plus long public beach. Everything is within walking distance: beach, entertainment, world-class food. I’d rank its walkability score, high.

But here’s what I like most about the Historic Marina District of Delray: future development is now limited. As it sits on the east side of Federal Highway, the Meridian Condo development finished about fifteen years ago. Since then, there’s no more land to build.

So you’d enjoy an uninterrupted lifestyle while most of the new construction is now focused on SE 5th Avenue, which is two large blocks away. That’s where you’ll see a 26-unit condo project come out of the ground in late 2025. There are several smaller luxury townhome and condo projects slated for development on 5th also in late 2025.

The Delray Beach Historic Marina District doesn’t have a lot of properties for sale at any one time. When they do come on the market, they sell fast.
