“But Delray Beach has that vibe, that something special that other cities don’t.”
My customer Joe kept coming back to that statement no matter where we looked. He and I were looking at home prices throughout south Palm Beach county. Then the Delray Beach March real estate data came out and the real estate market here is looking strong.
Delray Beach Real Estate Data March 2024
* # of new listings is up 84% since August 2023
* Median Sale Price is up from $344k to $390k Year-over-Year (YOY). That’s a 13.4% rise
* Active Listings is up from 2509 to 3263, or a 30% increase YOY
The only weak spot is the number of sold units in the city. It fell from 827 to 710, or a 14% drop. Now that we’ve seen 8 months of increasing supply, we should see more sales in 2024 compared to last year.
But the Delray Beach vibe goes beyond its real estate. Here are a handful of NEW things to share you may find interesting:
* New eatery, Paris Baguette opened 2 weeks ago. Here’s their Instagram page
* Barnes & Noble opened next to Trader Joe’s on the SE side of Fed Hwy / Linton Ave
* Nordstrom Rack is next to that
* Papamigo
* Pura Vida – opening soon
Delray Beach continues to thrive as a top foodie spot. Whether it’s along Atlantic Avenue, or the surging Pineapple Grove District, or along the fringes… you can’t get away from great food options.
My last count of the number of Delray Beach restaurants was back in December. I counted 74 back then.
There will be a lot more to share this year. I see quite a bit of buildings where things are being built behind papered walls.
But having lived here 9 years, it’s not just about food. The Delray Beach vibe extends to our outdoor lifestyle. From art festivals, to our monthly Art & Jazz On The Ave events. Then the first Friday of every month is the Art Stroll along Pineapple Grove with live music.
Delray Beach and it’s Commitment to Sustainability
And Delray Beach has a vibrant Yoga community. There are over 9 Yoga studios. And on the first Sunday of the month there is Coco Market filled will organic vendors and folks supporting the sustainability movement. Speaking of that, Delray Beach has a sustainability manager who’s active with enhancing our natural areas, parks, conservation work, habitat restoration projects and so much more.
