Downtown Delray Beach Real Estate Condo Update

I’m geeking out on the downtown Delray Beach real estate condo numbers today.

Based on what I’ve been seeing in the MLS the past couple weeks, the market is shifting again. As you can see below in my Inventory Update, supply is rising fast.

So, I created a map overlay of all downtown Delray Beach real estate condos. Picture this: Swinton Ave to the Intracoastal… Lake Ida Rd to SE 10th St (but a tad further south to include intracoastal condo buildings).

* Total of 17 condominium buildings in this overlay

* That represents 891 units 

* 62 units sold in the last 12 months (as of this morning)

* 44 are currently for sale (as of this morning)

* That’s an aggregate inventory turnover of almost 12%

* Sold units is 7.4% of this market

* Median price sold is $974,000

* Average price per square foot is $673

The information above is about 75% of the data I collected when doing this research. The other 25% is about HOA fees and amenities on each build… and the location. I share this info as over the next few weeks I’ll make the same information for townhomes, then beachside condos… and will expand to the entire Delray Beach real estate market. 

You see, I’m a firm believe that real estate is hyperlocal. In other words, don’t look at national headlines about the real estate market as it’s not relevant to where you want to sell or buy. And, don’t look at the entire city as that’s too broad. 

Hyperlocal is broken down to zip codes, property types, neighborhoods and even streets. So if you’re selling or buying in the Delray Beach real estate market you need specific information.

In today’s world, it’s critical you focus like never before.
