At the beginning of each year, I share an update on the most important things you need to know about Delray Beach. Right now, Delray Beach is entering its 15 minutes of fame. It is in its heyday. Whether you like development or not, Delray Beach is pushing forward with construction projects that will create a prosperous future.
People move here because of the lifestyle, the beach and entertainment. And Delray Beach, over the last decade is positioning itself as a leader in all those categories.
So today I’m going to give you a current view of construction projects; commercial and office, luxury and residential projects. Let’s take a trip around Delray Beach together.
Atlantic Crossing
First up, this is Atlantic Crossing. It’s on the east end of Atlantic Avenue in Delray Beach. It’s across 6th avenue from the Colony Hotel – one of the oldest hotels in Delray Beach. But as you come east toward the intracoastal, Atlantic Crossing is the big daddy on the north side.
It’s been in construction the last five years, and it’s going to be a mixed use of office, restaurant, apartments, luxury apartments, and luxury condos. They have two phases. The first phase is the first four buildings, which will be finished in 2023. Phase two should begin in early 2024. This is a game changer for the City of Delray. Take a look.
Atlantic Crossing is one of the largest, if not the largest, development sites in Delray Beach. It’s a premier location on the corner of Atlantic Avenue and the intracoastal waterway. In this map, you can see the outlined yellow area. That is phase one. It consists of retail and office along Atlantic Avenue. Then you have luxury apartments that’ll be for rent behind it, above more retail.
Phase two is in the blue outline map that will start construction sometime in 2024. That’s where you’ll have the luxury condominiums for sale, as well as additional dining, retail, restaurants. It’s the premier location, and the premier development going on in Delray Beach in 2023.
They have a living wall built onto the top of the apartments right above the commercial area. I’ve read reports that are saying that the Atlantic Crossing was the largest concrete construction in Palm Beach County back in 2018. And back then they were drudging and pumping water out of the site, about 30 to 40 feet below the street level on NE Sixth Street. There is underground parking that’s about 30 feet below street level… ample customer parking.
Sundy Village
Next up is Sundy Village…
This is the granddaddy development for Delray Beach. Sundy Village on the corner of Atlantic Avenue and Swinton Avenue, which is the center of Delray Beach. This is a prominent site because of the historic value. There are homes that were built over a hundred years ago that the city along with the developer will maintain the integrity of the homes and use those for retail or food and beverage, restaurants.
As you can see in this development site plan below, these homes will be on the Swinton side. And on the Atlantic Avenue side, you have restaurants, retail and office spaces. There’ll be additional office spaces along SW 1st Avenue. The project is an entire city block… it’s a premier site.
Construction began this January. Last year they leveled the entire city block, and right now they are moving the historical buildings into position. It’s going to be a couple of years before the complete Sundy Village.
The Hampton Inn
This construction site will be the home of The Hampton Inn. It’s located on NE 5th Avenue and the corner of NE 2nd Street – about two blocks north of Atlantic Avenue, or a 10 minute walk to the beach.
Over the last couple of years, Delray Beach has added new hotels. This one will add 125 rooms. And as it’s two block off the Ave, you may find a lower price point good for local tourism that’s happening in Delray Beach.
Doc’s Burgers & Fries
At the corner of Swinton and Atlantic avenues, which is the epicenter of Delray Beach, is the old and famous Doc’s Burgers and Shakes. It was a Delray Beach iconic burger and shakes hang-out spot. Hot fudge sundaes, French fries… you name it. Locals were devastated when they had to close it up. It shut down in late 2020 to give way to what it’ll look like in the future…
Above is a rendering of want the new Doc’s all American burgers will look like. It’s historic. And it’s something over the next few years to keep an eye on because this is across the street from the Sundy Village development and is at the center of Delray Beach – a very important site. It stretches to NW 1st avenue, where the old Dunkin Donut was. But this whole intersection and city block is now ready for redevelopment over the next couple years and will be a prime real estate location for people living here. It’s a visible part of the history of Delray Beach.
La Hacienda Community
Next up is five minutes north of Atlantic Avenue on Federal Highway to 14th Street. This is where the commercial and industrial areas begin. Here are car dealerships, gardening centers and… This area is from the 30’s and 40’s. A lot of the homes are colonial style. They built two bedroom, one bath, 700 – 900 square feet homes.
But in the last 3-4 years, investors arrived in this area. It’s near Bond Street, and it’s right in between Federal Highway and the intracoastal, just north of George Bush Ave. So, it’s still good proximity to downtown. You can drive a golf cart from here and get to all places. But take a look at what has happened in this area. Its gone from old style to now luxury homes starting in one and a $1 million up to $4.5 million. Take a look.
I don’t have an exact count, but I would say between Lake and Allen Street, there’s about 20-25 homes that have already been built.
Investors came in and built these stunning, modern, contemporary homes. These started around $2 million and up. And you can kind of see how the neighborhood is transforming from what it used to be. Little small cottages, less than a thousand square feet, and it’s doing a complete 180.
Carver Workforce Housing
Nestled in Delray Beach, east of I95, a few short blocks south of Atlantic Avenue is Carver Workforce Housing. It’s Delray Beach’s latest workforce housing initiative. It’s a partnership between the Delray Community Redevelopment Agency and Pulte Group – one of America’s largest home builders.
This development covers two city blocks inside the Settlement District and has 24 homes already sold and in its final construction phase. It’s the area originally built about 100 years ago.
3rd Ave and The Arts District
And finally is the NE 3rd Avenue commercial area where you’ll find Bedner’s Grocer. On the corner of Lake Ida and NE 3rd Ave, they just demolished a commercial property that’s going to be a critical part of this area. This is called the Arts District. Down this one block street are new commercial developments. This is going to be interesting in 2023 because the Arts District is an important part of the city. Art is what makes Delray Beach go around with our art festivals. And this area is transforming into something nice.
This area was a run down over the last decades. And just in 2021, they started redoing and completed renovating the road on 3rd Avenue. There are older duplexes buildings that have been here for years. But now there’s Bedner’s produce, a barre exercise, dog groomers, a futuristic looking building for car storage. There’s a new 5-story commercial building, There’s a lot of activity going here with new art, too.
There’s also 3rd & 3rd restaurant on the corner – it’s the blue building with no name. Park and cruise along NE 3rd Ave as this is a transforming part of Delray that’s helping Delray Beach enter its heyday.
