If you’re searching for a downtown Delray Beach townhome… there are about 700.

Of them, there are about 32 different buildings, from 4 units all the way up to 50 units. But the reason why people do buy townhomes is because they have garages, most have 2-car garages. So if you’re a family or you have some specialty cars you need, you’ll find a downtown Delray Beach townhome to fit your needs better.

HOA fees will be lower because of the garages and each unit operates more independently than condos. Townhome HOA’s will be about half the price of condominiums.

The Downtown Delray Beach Townhome List

Atlantic Grove has 55 townhomes. It’s right on Atlantic Avenue and NW 2nd Street. The exterior is beautiful with a new renovation of the exterior, and a new, fresh color theme. What’s great about this Atlantic Grove is the Delray Beach Tennis Stadium is directly across the street. This brings owners the opportunity to achieve rental rates in the high season and for the ATP Pro Tennis tournament.

It’s also less than one block to the new Sunday Village that will open in 2025. So, Atlanta Grove’s location is one of the best in town.

Cannery Row is in Pineapple Grove on NW 2nd Avenue. This is one of downtown Delray’s premier downtown Delray Beach townhome developments. It’s an entire city block. When you enter, pay attention to the iron work details.

Cannery Row is all 3-story units. They have large two car garages. It also has a cobblestone driveway throughout. You’ll see cobblestone/brick on the exterior facades. There was a lot of attention to detail in this development and prices reflect that.

Cannery Row townhomes range from $1.5 to $1.8 million. That’s an average square foot price of about $725 to $750. HOA fees are between $600 to $900 per month. But it has prime access to the restaurants, coffee shops and everything in Pineapple Grove. And if you want to have a golf cart, this is a fantastic place to have a luxurious and fun lifestyle.

Courtyards of Delray is a 32-unit downtown Delray Beach townhome development. It has beautiful large 2-car garages, three story units, and is on Southeast 5th Avenue, or Federal Hwy. As for location, it’s only one block to Atlantic Ave.

On The Ave, turn right and there is Atlantic Crossing, and its great restaurants, Hawkers, J&J’s Fish, Blue Anchor, Casa L’Acqua and a short walk to the beach.

Courtyards has a Spanish feel to it. It has a beautiful little pool and is a favorite townhome for a lot of people. I show this building a lot when units come available, which is not often.

The Estuary is on the north side of downtown Delray. It’s not a downtown Delray Beach townhome, but it’s close and is a stunning development. It’s on Federal Highway and tucks up against the Intracoastal.

Average price for a townhome is about $1.75 million. They do range about $1.1 million to over $3 million. If you’re on the Intracoastal, they’re between $2.5 to $3.5 million. So, it really is a wide range depending on if you have water view or not. Average square foot price is around $650.

Again, it’s variable. There’s 104 units in The Estuary. Over the last year, 9 units sold. In the summer of 2024, there’s 3 available. HOA fees vary between $500 and $830. The design has a bit of a Spanish feel: lots of terracotta like they did at Courtyards of Delray. And up along the waterway, you have more of the white modern facade, and beautiful tropical foliage.

In its gated community there’s a clubhouse, pool, and Intercoastal beach access, walkways and jogging areas. It’s something to put on your map for Delray townhomes.

South Downtown Delray Beach Townhome Review

The Heritage Club is on the south side. It’ on SW 10th Street, or 10 blocks south of Atlantic Avenue. Talk about quaint and Florida style, this development has a cozy, neighborly feel with its 57 townhomes.

There are two car two garages. They also have single garage spaces as well, but the foliage, colors and ambiance… Heritage townhomes feel like home. And guess what? Prices here are less than the others above. Prices are in the high $700k range for a three and two bedroom, and you’ll get about 1700 square feet with a 2-car garage.

If you’re looking for a little more value, look at Heritage Club. You’re closer to places like Linton Avenue where there is Whole Foods, Trader Joe’s, Fresh Market, Target, and Hone Depot. Even with its close access to these commercial areas you won’t hear the nose or feel any congestion at the Heritage Club.

Mallory Square is sandwiched between SW 5th & 6th Avenues about 4 blocks south of The Ave. Pay attention to its foliage and artistic tropical gardens – it’s meticulous, Mallory Square has been a favorite in Delray Beach for almost two decades.

There are 82 townhomes here. All are three stories and is almost identical to Cannery Row in terms of layout. It, too, is a whole city block. Prices are a lot better here than Cannery Row right now. You’ll find townhomes in the $1.1 million – $1.3 million range. Put it on your list.

Mallory Square was one the the downtown Delray Beach Townhome developments that put Delray on the map.

Marina Bay Townhomes. There’s only 12 of these gorgeous units here. Rarely do they come on the market, and when they do it’s high-ticket stuff. Thes townhomes are also three story. What makes these beautiful is this is the ultimate Key West design elegantly styled.

Across the street is the Historic Marina within the Historic Marina District. It’s across the street from the Intracoastal waterway. If you’re a boater, it’ll take a couple years to get a boat slip. But the location is just stunning.

Up the block is Deck 84 restaurant, with L’Acqua Italian, Blue Anchor, Across The Bridge and a handful of other restaurants within a 5 minute walk.

North Downtown Delray Beach Townhome Review

St. George Townhomes are on the north side of downtown Delray, on Federal Highway north of George Bush Boulevard. When you enter, you’ll notice its newness and was built in 2017, so it’s almost 8 years young. You can see the clean white architectural design, and it has a bit of Spanish flare to it.

There are 38 townhomes here. Over the last year, three sold. These units sell between $800k – $1 million. A larger unit sold for $1.3 million in early 2024. Pricing per square foot is between $400 – $600. Across the street is Pop Stroke for family golf entertainment. It’s golf cart friendly and golf cart distance to downtown Delray. You’re walking distance to the French Bakery, Maison Bucharde French eats, Palm Trail Grill, Captain Clays Fish & Seafood (the best fish anywhere in SoFlo) and plenty of commercial establishments.

San Sebastian is between NE 5th & 6th avenues 3-blocks north of Atlantic Ave. With 30 units, community pool and new roof in late 2023, this is one in the heart of it all.

Unit sizes range from 1,700 ft2 to 2,500 ft2. Ample 2-car garages. HOA fees are between $450 – $600 and sell in the $425 – $550 per square foot. Wake up to the smell of coffee from SubCulture, or pop by martial arts studio, and beer haul or groceries at Publix 1.5 blocks north.

There a lot more downtown Delray Beach townhome communities, but I’ll save those for another essay. That’s because these are smaller, closer to the beach and more quaint.

Nearby are downtown Delray Beach Townhome units like Port del Mar, Renaissance, Pineapple Grove and Town Square.
