In my 10.5 years living in downtown Delray Beach, this high season is by far the busiest one, yet.
And this week is the peak of our high season. Knowing that, in today’s letter I’ll share a few things that might interest you.
* Last week my customer backed away from a great deal on the Delray Beach intracoastal. It’s not my listing, but I’ve been given the approval to share it with you. It’s a 2-bed townhome built in 1972. From the living room you look south down the intracoastal inlet to Tropic Isle Harbor.
The HOA already put on a new roof in 2023. They painted the entire building, and refinished their parking lot. Each unit got new front doors, impact glass windows… the building is current on work that was needed to be done.
It went on the market in May 2024 at $800k. After 269 days, it was lowered to $575k a couple weeks ago.
The unit is not in turn-key shape, but what needs to be done is not major. Extend the kitchen, change bedroom carpets and downstairs flooring for something more modern. Then upgrade the 2nd-floor balcony. Done.
This is a prime location right on the water. There’s a small waiting list for the boat dock, and if you could get one, it’s only $2/ft.

Delray Beach Real Estate Data and More Restaurants
* For the City of Delray Beach look at this real estate data to start the year:
– Supply is up over 13% from last years’ low.
– The number of homes sold last month vs. January 2024 is up 26%. Its been a busy start to 2025.
– The median sale price last month was $442k compared to $370k a year prior. Up about 20%.
* We have five more days of the ATP Delray Beach Tennis Open.
* Downtown Delray Beach is about to see 4 new (fancy) restaurants open before high season is over: Hyde Park, Roka Hulu, Gabriella’s, Boubon Steak.
High season ends April 30th. There’s still 2.5 month left and plenty more announcements before summer and rain season begins. I’ll keep you informed right here, each week.
