Why A Real Estate Niche Matters

I published my newest video yesterday, “10 Reasons Why Delray Beach Will Have Its Best Year Ever In 2024.”

Why am I starting an essay sharing such news? First and foremost, because I love Delray. I’m grateful to be living and working in a place where there’s a strong sense of community, and where there’s enough for everyone to “fit in.”

That’s why Delray Beach is my real estate niche. Or, its my specialization.

My Delray Beach Real Estate Niche

Also, because I believe Delray Beach is entering its most important years for development, sustainability, and getting its message out to the world. And I want to help send the message.

But there are two questions that come up a lot from you. “Do you service other areas outside of Delray?” And, “Are you experienced in others areas that can help my specific needs?” The answer to both is, yes – bear with me.

You see, I believe in real estate, it’s important to specialize in something. Having a real estate niche is critical for the agent to survive, and for customers to understand an agents strengths.

Some realtors specialize in military families, retirement communities, a certain demographic, waterfront homes, or relocation. 

I spend 75% of my time focusing on, and specializing in Delray Beach: downtown and beachside condos, luxury homes, single family, townhomes… There’s enough going on here for me to build a sustainable and successful business.

A Real Estate Niche Benefits Customer

But having been in the real estate business since 1994, I bring along other niches to share with you. I’ve invested in apartment buildings, put together syndications and investment groups. I lived in Costa Rica where I bought, developed and sold hundreds of acres of land, created general partnerships and represented dozens of luxury homes. 

I also have a love for, and experience in, sustainability, green living, and sharing what the future of green real estate looks like. This real estate niche is exciting with so many nuances happening at this very moment. Whether is a green real estate niche that includes energy efficient homes, solar, water capture or living a green lifestyle… it’s a massive niche with ample ideas to educate consumers.

To help you in all these niches, I need to expand my reach further than Delray Beach. One town only has so many apartment buildings, sustainable living concepts like container homes, luxury modular or energy efficient homes.

So, when you ask me to help you achieve your particular real estate goal that can’t be found in Delray, my wings expand in search of fulfilling your request. 

I know today’s message is a twist of sorts. But I wanted to take a week off from sharing charts, graphs and data to let you know I’m not stuck in Delray. Right now I’m helping customers in Jupiter, Pompano, Deerfield, Palm Beach, Highland Beach and Boca. I’m helping customers with investments like apartments, warehouses, and doing due diligence on a container home community.

I’ll be the first to let you know if I can’t, or if I’m not able to service your specific needs. My real estate niche may not be what you’re looking to accomplish. You deserve the best service possible and I believe you’ll get that when you work with an agent who has a, or certain specializations. 

Find an agent with a real estate niche where there’s alignment with you. It’ll help you enjoy the selling or buying process and you may both learn from each other.
