Selling real estate is not just about putting a price on your property and waiting for things to happen… it’s about knowing where your customers come from, and how to reach them.

Case-in-point, the image below is a 30-day glimpse of where potential customers are inquiring from while looking at one of my listings. This information comes from our Multiple Listing Service (MLS) via the multitude of data reporting services available to realtors.
The lighter green areas – Los Angeles, San Diego, Montreal and west Texas show a decent amount of clicks on my market efforts. But Chicago, New York/New Jersey and South Florida show heavy inquiries.
Why does this matter when selling real estate? It helps me create advertising campaigns on platforms like YouTube, Google, Facebook etc. to generate MORE interest in these markets.
For example, the moment I saw this image in my email inbox, I went to my Youtube account, launched one of my in-stream google ads in Chicago (what you can’t see is where, specifically in Chicago. I can zoom into that red dot to see what zip codes are inquiring on my listing). This reached over 680 new viewers in the following 7 days who then watched my Youtube video for my listing.
The image below shows daily views for Zillow, Realtor.com and MLS. As you can see Zillow had spikes on January 2, Jan. 7th and Jan 21st. Then, the MLS spiked on Jan. 10th and 23rd.
These data points are invaluable as I can target a market on the same day I see an uptick occur. And when the timing is right, my phone will ring while my website receives inquiries.
And I as create video tours of sellers’ homes for all my listings, I can place strategic ads in cities or publications that will direct consumers back to my Youtube channel and the specific property listing. This helps selling real estate more effective and helps to get my phone to ring.
The two images above do a great job guiding my selling strategy – unless my listing selling right away. But, I need plan A & B.
So, in addition to these data points, I get several others about how my listing is performing compared to others in the same neighborhood, or condo complex. When selling real estate it’s imperative to know what’s selling, what’s not, it’s Days On Market, price adjustments and more.
Selling real estate demands as many data points as possible. It takes a decent database of exiting customers to share a listing. That can spread to their circles of influence.
