It’s in the center of Palm Beach where all the action is. And last Saturday night there was hardly anyone there.
This past Sunday I walked Atlantic Avenue and it wasn’t empty, but there was a noticeable amount of empty seats… and no crowds. It was the same story in Mizner Park in Boca.
Summer season is when we “get our communities back.” When the only traffic is a quick rush half-hour. It’s quite lovely.
The Best Time To Buy A House is NOW
NOW is the time when homebuyers from the north are gone. They have no desire to look at property in Florida’s hot, muggy climate. And the next two months is when hurricane season kicks in – August and September.
And based on history, hurricane season can last until early November – yet, that’s stretching it. But over the past decade, October delivered some heavy storms in Matthew and Irma. These events hit national news and scare people away from Florida. And with less people here enjoy our beaches, touring springs, family attraction activities and outdoor fun… it feels like you have the place to yourself.
This is the time when sellers get nervous, too. Open houses are no longer in fashion. And as I’ve been reporting for months, inventory is rising fast (see below for this weeks’ update). That puts downward pressure on prices.
So, when you combine a drop in showings with rising inventory – NOW is the best time to buy a house.
I’m helping four customers this week get “deals” between 7-15% off the list-price. This is July 2022, right after the market frenzy we saw back in early spring. And I expect this softer market to continue through early October.
And here’s the double-whammy that supports why this is the best time to buy a house in Florida: hurricane season is in its worst time as school starts across the country. So families are not traveling as much. And they’re definitely traveling to Florida. Folks are thinking of fall trip to New England to see the leaves change colors.

So September is in the depths of hurricane season. But sometimes it’s not bad. Regardless, you should plan your trips this time of the year if you’re thinking of investing or buying your beachside condo. It could be a simple weekend business trip – no fun, just business.
When you get here you’ll notice how crowds vanished. How restaurants do take reservations to entice folk. You’ll see discount’s all over business windows. Without a doubt people need your business this time of the year. It’s the time for you to get deals on almost everything. And it’s clearly the best time to buy a house.

But folks ask me all the time when is the best time to buy a house. Every year it’s the same answer – September. Yet for some reason, they let inertia take over and prefer to not deal with the weather then. It’s a shame.
And with our shifting market in 2022, this summer is the best time to buy a house I’ve seen in years. Sellers are dropping their prices daily. At the same time more and more listing show up on an hourly basis.
If you’ve been holding off on buying until next high season – when buyers and crowds return – change your plans. Come down now while there’s less competition. This is the season when you can negotiate.
