Osceola Park is a neighborhood on the south side of Delray Beach, yet still in downtown. Since I get customers asking me what it’s like living in Delray Beach, the Osceola Park neighborhood comes first.

In 2021, Osceola Park is changing fast. The City is upgrading its streets, sidewalk, alleys… and investors are flocking to the area.

And due to its proximity to downtown, there are condo and hotel developments within its borders. This is adding a rush of capital to the neighborhood.

It’s just on the south side of Atlantic Avenue extending to 10th Street on the south side. Federal highways, 5th & 6th Avenues are the border on the east side, and it goes to the train tracks on the west. Then it crosses over to Swinton Avenue near Second Street. It’s this vertical rectangle right in downtown showing where you’ll be living in Delray Beach.

Linton Avenue is the commercial section just to the south. There we have Whole Foods Market, Trader Joe’s, Publix Grocery Store, Fresh Market, Target, Home Depot and more.

And, to the east is the beach and intracoastal waterway. Both are a nice walk or short drive away.

Here’s a short history if you’re planning on living in Osceola Park.

Going back 70 years, there were no plans for Delray Beach – let alone Osceola Park – beyond being a sleepy little town an hour north of Miami and 20 minutes south of Palm Beach.

And over the next 55 plus years, nothing changed. Until about a dozen years ago…

Around 2010, on the back end of the great recession, living in Delray Beach began to take on a life of its own. One restaurant after another opened. Its art community began to grow. Tennis aficionados began flocking here. And the beach got noticed.

Beginning around 2015, you could see a big change about to happen. Condos and Townhomes development sprung up. The historic marina nearby got a facelift. More restaurants opened and nightlife became “a thing.”

Three years ago saw the influx of a few new hotels and others begin massive renovation projects. The  commercial boom began along with the idea of living in Delray Beach. The largest food hall in south Florida opened, commercial/retail/condo mixed-use buildings took over entire city blocks.
Investors wanted to be close to the action. And the best place to do so was in Osceola Park.

One property after another tore down for larger more modern homes. The price of land went parabolic. Properties you could once buy for $379k, now sell for $1M.

In 2015, when I first moved here from Costa Rica, I could have (should have) bought a regular sized three-bedroom, one bath home for about $280,000. Fast forward to 2021 – it’s hard to find a property here for under $600,000. (If you’re curious to see what’s available click here).

Why?

Osceola Park is 100% about living in Delray Beach. It’s an extension of downtown. It’s either a short walk, bike, or golf cart ride to everything… and the beach. Knowing this, investors are canvassing the area all hours of the day.

They’re looking for vacant lots, run-down homes, or large commercial lots to build the next Condo or Hotel. I see and hear all the time.

With new developments like Marriott Courtyard, Aloft, Delray Market and soon, Atlantic Crossing, not only are investors seeing the opportunity Osceola Park provides, but they’re also realizing it now, too.

Since the beginning of 2020, sales in Osceola Park are strong. Now, modern-contemporary homes are here. And more than a dozen are under construction today.

The idea of living in Delray Beach is now “a thing.” People from Miami, Palm Beach and New York want Delray Beach, and Delray Beach only. Delray is no longer the sleepy town like it was twenty years ago. So, massive investments are happening, and people are moving here in droves.

Osceola Park offers investors and home/condo buyers with the perfect location to call home. So if you’re serious about living in Delray Beach, you must put this neighborhood on your radar.
